You also have to think about the cost on architect , designer, and a engineer for your add ons. If you haven't found one , you should look for a general contractor who can meet your budget but also who has a good reputation. Also from my experience people who have tried to do their own work they have always spent more then what they would of spent by hiring a general contractor. You definitely can't do the addition by yourselves, because you will waste lots of time going back and forth to the city to get your permits, and the architect you hire probably will only help you out 1 to 2x with the city and after that your on your own so you have to watch out for that. Also on electrical work, usually when you start messing with that the city will make you upgrade! everything in the house so that is something you guys would not wanna mess with. Usually for just a remodel on a bathroom and not a add on they cost anywhere from $7,000 to 10,000 depending on the cost of material. On kitchen just on cabinets if you were to make new ones your looking at about anywhere from $4,000 to like $17,000 or more depending on the size, the type of wood, and the granite you choose. Then you have to get someone to stain it unless you get the prefab ones. Then you have the price on labor for tiles in the kitchen or wood floors. I honestly don't think for all thes work $90,000 is not too bad, but you should find out about the company that is doing the work, and their sub contractors. Make sure you get all the information on all the materials that they are going to use and make sure they use it and find out about the materials on the cost and how good they are. They have websites for the materials , usually.I know I'm like all over the place with the s! ubject , but I always try to stop people trying to do their ow! n work on their houses when they are not contractors. I've seen so many people loose so much money doing that. Also consider the work you are doing to your house the value will go up because you are increasing the squre footage, and the value of the materials being upgraded. You could save money by hiring a professional in each field in stead of hiring a general contractor. There can be many creative ways to get a loan or money needed to remodel. If your home is historic that could mean money back year after year for improvements. Low income has programs also, check with your city for no interest loans that do not get paid until you sell. And possible state money for low income. Do not start any project until you have! everything figured out. Take care of the roof first if it is leaking, you do not want what you have now to rot out waiting for your big plan.
